Knox County Ignored the Headlines

Think back to late February. Mortgage rates had just dipped to about 6%, their lowest point since 2022, and for about two days it felt like the market was finally opening up. Then the headlines turned to war.

That fear was real, and I am not going to pretend otherwise. Nobody knew where it was headed.

What Fear Did

Buyers paused their searches. Sellers with a home on the market thought, if I get an offer, I am taking it. Every bit of that felt reasonable in the moment.

What the Market Did

Now it is July.

Here is what Knox County did while the country held its breath. Home prices are up just over 2% since February. Sold homes brought 98.8% of their asking price, and that is the number that shows up on your closing statement. There was no wave of desperate sellers. The scariest headline of the year never showed up at a single closing table.

I know how this sounds coming from a real estate agent. Nobody should ever tell you it is always a good time to buy or sell, because it is not. My point is smaller and more useful. The national mood and your local market are two different things, and only one of them shows up when you sign.

What the Pause Cost

The freeze itself had a price. The buyers who paused in February are shopping at 6.46% today. On a $400,000 loan, that is $2,518 a month instead of $2,398. That may not sound like much, but it is every single month, for as long as you hold the loan, and it adds up to real money.

Today, the same fear is wearing a new headline: wait for rates to drop. The Fed is holding steady and has given no signal a cut is coming. And the day rates do fall is the day every waiting buyer comes back at once, competing for the one home like yours in the neighborhood. 

Lower rates do not make homes cheaper. They make lines longer.
