How They Sold in Five Days While the Market Sat

Last month, I told you about a Knoxville family getting ready to sell. They had a job transfer waiting on them, three kids in the middle of the school year, and not a lot of room for things to go wrong.

Like a lot of homeowners right now, they were trying to figure out what to do. The headlines were not helping. Homes are sitting longer, prices are flat, and buyers are pulling back. On top of that, Zillow® had their home around $760,000 — a number that, if I had agreed with it, would have changed every plan they had.

So I did what I always do. I walked the home, looked at the builder, studied the recent sales, and toured the competing listings. After all that, I told them their home was worth over $900,000. They trusted the work, and we listed accordingly.

What Happened Next

The home went pending in five days at full asking price.

Right now in Knoxville, the average home is taking 63 days to go under contract. A lot of sellers are cutting their price just to get any attention at all. This family did not have to wait, did not have to drop their price, and did not have to give back leverage to a buyer who tried.

They are moving forward with their plans. The market did not get to dictate that for them.
